Summary:

The Construction Project Manager is responsible for overseeing construction projects from start to finish, ensuring they are completed on time, within budget, and to the highest quality standards. This role involves managing client relationships, leading project teams, overseeing contracts and financials, coordinating subcontractors, and ensuring compliance with safety and technical requirements. The manager also contributes to preconstruction planning, scheduling, and continuous process improvement while mentoring junior team members. Strong leadership, communication, problem-solving, and financial management skills are essential for success in this role.

Responsibilities:

Client Relationship Management: Cultivate and nurture strong, favorable relationships with clients, acting as the primary point of contact and ensuring the seamless delivery of our construction services to meet and exceed their expectations. Proactively address any concerns, provide regular updates, and maintain open communication channels.

Project Leadership: Lead and facilitate productive project meetings with clients, clearly communicating project progress, addressing challenges, and collaborating on solutions. Act as a proactive problem-solver, ensuring client satisfaction and project success.

Contract Administration: Expertly manage and administer the Owner Contract, taking ownership of all financial aspects, including meticulously tracking profit objectives, forecasting revenue, and managing expenses to optimize project profitability.

Subcontractor Management: Efficiently write, qualify, evaluate, and negotiate subcontracts and purchase orders in a timely and thorough manner, ensuring alignment with project schedules and budget constraints. Manage subcontractor performance, resolve disputes, and maintain strong working relationships.

Preconstruction Involvement: Actively participate in all preconstruction efforts, leveraging your expertise to provide valuable input on scheduling, constructability reviews, value engineering, and risk assessment.

Technical Expertise: Possess a comprehensive understanding of the construction process and building systems to proactively identify potential issues, effectively write and interpret Requests for Information (RFIs), and provide informed solutions to complex technical challenges.

Scheduling and Planning: Develop and maintain comprehensive construction schedules using industry- standard software, critical path method (CPM) techniques, and resource allocation strategies to ensure projects are completed on time and within budget.

Project Monitoring and Control: Diligently monitor and manage construction progress through effective administrative direction, collaborating closely with the Superintendent to ensure the project is built according to specifications, adheres to the schedule, and remains within budgetary constraints.

Coordination and Communication: Effectively coordinate with the Superintendent on all aspects of the project, including schedule updates, subcontractor performance, payment processing, and addressing any safety concerns that may arise on the job site.

Financial Management and Reporting: Create accurate and timely monthly financial forecasts and project reports, providing comprehensive status updates to both internal and external stakeholders, ensuring transparency and informed decision-making.

Project Closeout: Lead project closeout procedures, meticulously finalizing all contract documents, obtaining necessary signatures, and collaborating with management to efficiently resolve any project claims or outstanding issues.

Continuous Improvement: Continually seek and capitalize on opportunities to enhance customer satisfaction, strengthen client relationships, and identify areas for process improvement within the project management workflow.

Mentorship and Development: Mentor and develop junior team members, sharing your knowledge, providing guidance, and fostering a collaborative and supportive work environment.

Education, Experience, Qualifications:
  • Bachelor’s degree in construction management, Construction Science, Engineering, or a closely related field.
  • Minimum of 5 years of progressive experience in the commercial and residential construction industry, serving as the lead Project Manager on at least 2 projects with values exceeding $5 million, while employed by a reputable General Contracting Firm.
  • Proven ability to effectively communicate with project team members, clients, subcontractors, and other stakeholders, demonstrating strong interpersonal skills and fostering collaborative working relationships.
  • Demonstrated experience with cost management, financial analysis, budget reviews, and proficiency in using project management software such as Procore, Sap, Sage300, NetSuite, or similar platforms.
  • Proven track record of successfully managing projects from inception to completion, consistently delivering projects on time, within budget, and to the highest quality standards.
  • Extensive experience in project coordination, construction project management principles, and construction management techniques.
  • Strong budgeting and project management skills, including the ability to develop and manage project budgets, track expenses, and forecast future costs accurately.
  • Excellent organizational and time management abilities, with the ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines effectively.
  • Strong problem-solving and decision-making skills, with the ability to analyze complex situations, identify root causes, and develop effective solutions.
  • Effective communication and interpersonal skills, with the ability to build rapport, establish trust, and communicate effectively with diverse stakeholders. Proven ability to work both independently and collaboratively within a team environment, fostering a positive and productive work environment.
  • Exceptional attention to detail and strong analytical skills, with the ability to review project documents, identify discrepancies, and ensure accuracy and compliance.

Travel: Construction Project Managers will be required to visit sites at various milestones during the project lifecycle. Overnight stays may be required.
